The Retreat RV Resort Park Rules

Thank you for being our guest here at The Retreat.  We take pride in the relationship with our guests and want to ensure that everyone has a safe, fantastic, and memorable stay. We’ve prepared this document to provide guidance on our Rules and Regulations and Appearance Standards for their benefit and protection of all of our guests.  In the event that our Rules and Regulations are not followed, it shall constitute grounds for immediate action or removal from the resort with no refund of fees. By making a reservation and paying for a site, you and your guests automatically acknowledge receipt of and agree to abide by the Rules and Regulations as outlined below.   Thank you for your cooperation

Rates/Payment: Rates are based on 5-person occupancy.  Each additional person over the age of 5 years is $5.00/night. Rates are for one camping unit plus 1 vehicle.  All rates are subject to change without notice. Any coupons, discounts, or other offers must be stated & present at the time your reservation is made and presented upon check-in. We accept MasterCard, Visa, American Express, Discover Card, Money Orders, and most ATM/ Debit cards. Monthly rent must be paid with a credit card or money order only. There are no refunds for early departures.  Pursuant to Section 31.04(b), Texas Penal Code, any guest who leaves without paying for site services rendered or who refuses to pay for site services when customarily due will be subject to criminal prosecution.

Failure to pay in advance for occupancy or failure to comply with the rules and regulations currently in effect is grounds for removal from the park without refund and refusal of future admittance.  Any variation from the rules and regulations will result in the removal of your RV without a judicial hearing. 

Security: The Retreat RV & Camping Resort and its staff are not responsible for lost, stolen, or damaged articles. Keep your valuables locked up. Please report any problems with your site to our Front Desk Concierge immediately.  The Retreat RV & Camping Resort adheres to and maintains all state, county, and local laws on our property.

Cancellation/Deposit Policy: Any reservation canceled 7 days or more before the reservation will receive a full refund of their deposit, excluding holidays.  There will be a $25.00 Cancellation Fee for holiday reservations that are cancelled 7 or more days before the reservation.  There will be no refunds for reservations cancelled within 7 days of the reservation. 

Damages/Indemnification: Guests assume full financial responsibility for all damages and destruction that they, their guests, or pets cause to any property within The Retreat RV & Camping Resort   All sites are inspected upon arrival and departure.  The Retreat RV & Camping Resort is not responsible for loss due to fire, theft, vandalism, accidents, and Acts of God.   

Guests and their visitors agree to indemnify and hold us harmless from all claims, liability, loss, and expense (including reasonable attorney fees) incurred by reasons of injury to persons or property, or both, or their family or visitors arising from the use of our facilities.  Guests understand that use of our facilities, rental, or property involves a certain degree of risk of loss, injury or damage to a person or property, and their family and guests assume all risk of loss, injury or damage to person or property resulting from such use.  We are not responsible for any injury or damage to the person or property of guests or their family and visitors resulting from such use of our facility, amenities, or property.

Appearance: Management has the right to conduct inspections of all sites.   Manager has sole discretion when any determination is made.  Campsites should be clean and neat, free of fire hazards and clutter.  Outside water heaters, refrigerators, permanent furniture, messy children’s toys, indoor carpet, inflatable swimming pools or ‘For Sale’ signs, storage boxes, trash cans, window units and extra air conditioners, tarps, and buckets are not allowed outside the RV. 

Clothes lines and other tie downs must be tied to the guests rig and confined to the guest’s campsite pad and may not be attached to trees, bushes, standpipes or other buildings.  Hanging or attaching anything to a pedestal is prohibited.   Please ensure that all electric cords, sewer lines, water hoses, and cables are kept in a neat and orderly fashion.  Flags are permitted; however, they should be limited to the current National Flags, US Military and Veteran Flags, sports teams.   We reserve the right to ask any guest to remove any flag that can be considered offensive in nature. 

Cable/Wi-Fi: Complimentary basic cable and Wi-fi will be provided at RV sites and Cabin Rentals (excluding covered wagons), however is not guaranteed.  For an additional fee, we offer enhanced wireless Internet service throughout the resort. Work from your RV or sit by the pool, either way, you’re connected. Complimentary Wi-Fi is also available at The Clubhouse.  We also have a computer station available in the Clubhouse Business Center.    The Retreat RV & Camping Resort is not liable or responsible for interruptions or changes in programming or channel lineup. 

Campfires: Campfires are a big part of the camping and RV lifestyle and a wonderful way to spend an evening outdoors making memories.  Please limit fires to designated fire pits.   Management may restrict campfires when hazardous conditions exist.  Firewood is available for sale at The Market located in The Clubhouse. We ask that you do not gather wood from the resort property. 

Campfire/bonfires are restricted to fire rings only and must use clean wood. Please do not have an open campfire during burn bans.  Violators are subject to citations and fines. The Retreat RV & Camping Resort assumes no liability for any accidents, injuries or damage incurred.

Emergencies: CALL 911 then Resort After-Hours Emergency Line at 281-868-1414.   In the event of extreme fire hazard or inclement weather, precautionary measures, evacuations, or closures may be ordered by the resort staff.  For the safety of guests and staff, guests are expected to comply immediately with all requests. 

Golf Carts: We have a wide range of golf carts for rent.  Please see The Clubhouse for more information.  Personal golf carts are permitted and must be registered and obtain a Golf Cart Permit.  The Golf Cart Permit must be placed in the lower left-hand corner of the windshield and must be visible at all times.  Only licensed drivers are allowed to operate golf carts on the property.  

Golf Carts must be kept in good working condition and must not be unsightly.  Please consult with management prior to making any modification to your unit. All golf carts must adhere to traffic rules.  Please drive only on paved roads.  Do not drive on the grass, fields, or sidewalks.  Golf carts permit $10.00/year.  All permits expire on December 31 and will need to be renewed. 

Minimum Age Requirements: To reserve and/or occupy a campsite, a member of the party must be at least 21 years of age and present at the time of check-in.  They must also be present and on the site with the camping equipment during the duration of the stay.

Photographs, Recordings, and Publicity Rights: You may appear in audio, visual, and/or audiovisual media recordings and images of The Retreat RV & Camping Resort and related promotional or documentary materials.  By entering our property, you agree to your appearance and the appearance of your children in such recordings, images, and materials, and you waive any publicity rights or other rights you may have in such recordings, images, and materials. 

You consent to the use of such recordings, images and materials by Promoters for any purpose without any compensation to you. Those uses may include without limitation transcription, modification, reproduction, public display, printing, uploading to websites, distribution, broadcast, and transmission in any form. You release Promoters from and waive any claims related to the making and/or use of any such images, recordings, and materials.

Pets: To ensure pets continue to be welcomed at The Retreat, please always pick up after them, keep them leashed, and be kind and considerate. There is an off-leashed dog run for your convenience (see map for location).   Limit two (2) household pets per site.  There are Doggie Waste Stations for your convenience located throughout the property.    

Pets are prohibited in any building, pool area, or common area. Do not leave pets unattended at any time.  Ground tie-downs, tying pets to tables and trees, and keeping them caged outside, is not permitted.  We understand that not all dog breeds are aggressive, however, will be treated case-by-case. Aggressive behavior and excessive barking will not be tolerated and will be asked to be removed from the resort.   Exotic pets, farm animals, livestock, poultry, reptiles, or insects are prohibited. All pets must wear a collar identifying the owner and phone. 

Pool Policies: Guests must abide by all posted pool/spa rules at all times.  Pool/Spa Hours:10:00 am -11:00 pm.

Children under 14 years old, using the pool facilities, MUST be accompanied by an adult at all times. No glass containers allowed at the pool.  The pool and spa may need to be closed occasionally for maintenance and special events. We do not have a lifeguard on duty so guests may use the pool and spa at their own risk.

Smoking: The Retreat RV & Camping Resort endorses a clean and healthy environment.  Smoking is strictly prohibited in or within 10 feet of any building, pool area, common area, or rental unit.

Solicitation Policy: Solicitation is strictly prohibited at The Retreat RV & Camping Resort.  The following activities are not allowed: the sale of goods or services or the display of goods or services for sale, the distribution of printed or recorded materials of any kind, engaging with other guests or impeding the operation while posing as an employee, staff or authorized personnel. 

Unauthorized events and demonstrations or usage of flags and banners for commercial purposes to incite a crowd, photography, videotaping or recording of any kind for commercial purposes is not allowed. Management reserves all rights to amend, revise, and add to these rules and regulations at any time. Determinations made in enforcing or interpreting these rules and regulations are the sole discretion of management.

Temporary Structures: Temporary structures such as EZ-ups, canvas awnings, screened enclosures, and other camping equipment may be erected but must stay within the confines of the site and must be removed when rented.

General Information: Our Concierge Team is highly knowledgeable and can answer any questions about our resort, the local community including local dining suggestions, attractions, activities, special events.  It is our pleasure to be of assistance.  The Concierge Desk number is 281-868-1414.

Sleeping in passenger cars, truck beds, or utility trailer is prohibited. Guests may use the resort for recreational reasons only and may not set up a permanent residence.  Profanity or violence towards our staff will not be tolerated. The use of firearms of any kind, bow & arrows, slingshots and air guns, and fireworks are strictly PROHIBITED. Management reserves the right to change or add to the Resort Rules and Regulations at any time.  Please do not cut/trim trees or vegetation.  Please notify the front office of your concerns.  

Activity Schedule: The Retreat offers a full array of planned activities throughout the year.  Although we do our best to ensure activities are held as planned, we cannot plan for the unexpected.  Activity schedules are subject to change with little to no notice.

Alcoholic Beverages: Drunken and noxious behavior will not be tolerated.  The legal age for alcohol consumption in Texas is 21 years of age. Underage consumption of alcohol is not allowed on the premises, clubhouse, or pool, The Market, The Snack Bar, or at any function catered and supervised by The Retreat.

Trash: Please dispose of your bagged garbage, doggie waste, cigarette butts, BBQ ashes, and litter in the dumpsters. Please refer to the resort map for dumpster locations.  If a dumpster is full, please locate a dumpster that is not full to dispose of your trash.  Please do not leave trash on the ground outside of the dumpsters.  Do not dispose of hot charcoal on the ground or in the dumpsters.  Please wait until it is cool.

Quiet Time Hours: Quiet time hours are between 11:00 pm -7:00 am.  Please turn off TV’s, radios, amplified sound, and lower voices to a whisper to allow your neighbors a good night’s rest.  Generators are not allowed.  Inconsiderate guests will be asked to leave. 

Vehicles: Non-Camping Vehicles

All vehicles must have valid registration & insurance. Only persons with a valid driver’s license may operate a motor vehicle in the resort, including golf carts, scooters, etc.  Please observe the posted 7.5 mph speed limit at all times throughout the resort.

Each site and Cottage come with one (1) free vehicle pass.  Valid vehicle passes must be displayed at all times.   Additional vehicles must be registered, parked in designated overflow parking areas, display a Vehicle Pass, and is subject to a $5.00 /day fee per vehicle.  Vehicle passes are not transferable between different cars or guests unless you bring your original parking pass into the office to get a new one. If you lose your pass, you will need to purchase a new pass.

Vehicles must be parked in a registered guests RV site or in a designated parking spot. Please drive only on paved roads.  Do not drive or park on the grass or fields.  Please do not park in empty RV sites at any time. Overnight sleeping is forbidden in a non-camping vehicle. Vehicles parked in unauthorized areas or blocking sites will be towed at the owner’s expense or charged the daily rate for the illegally occupied campsite.  Vehicle repairs and maintenance are not permitted on your site.

No UTV/ATVs, 3 or 4 Wheelers, go-carts, or dirt bikes, or similar vehicle (licensed or unlicensed).  Motorcycles may be driven as transportation in and out of the resort and driven in idle speed when traveling through the resort.  Please do not cruise the resort on a motorcycle. 

Electric scooters are allowed and must follow all traffic rules. 

Any flatbed, storage, or moving trailers are not permitted in the resort without prior management approval. Guests must register their trailers at the Concierge Desk when they arrive.   A fee of $25 per parking space that your trailer occupies will be charged when you register.  Overflow parking is available near the clubhouse on a short-term basis.

Washing RV: We encourage our guests to keep their vehicles clean.  There is a fee of $20 for RV and vehicles.  We also have local professional detailing companies to do the work for you. Please contact our helpful Concierge Staff at The Clubhouse to get phone numbers for local preferred vendors.

Visitors: We ask that all visitors register at the Concierge Desk before entry into the resort. There is a $5/day fee per guest.  This fee allows entry into the resort. However, does not permit use of the facilities. For use of facilities and amenities, a TR daily activity wristband can be purchased at The Clubhouse. 

Any unregistered guests/vehicles will be asked to leave the property and/or will be towed at the owner’s expense.  Campers are responsible for the behavior and actions of their guests. Even if your visitor will be here only a short time and do not intend to utilize the facilities, they still need to check in at The Concierge Desk located at The Clubhouse for parking information. Please do not give out the gate code.

Water Rentals: We offer a variety of water rentals.  Se The Clubhouse for all water rentals and a complimentary boat dock permit.  We encourage guests to make a reservation in advance as availability can be limited during peak season.  A Waiver of Liability, and Rental Agreement, and Boat Slip Permit must be signed prior to use of any water rental or amenity. 

Wristbands: Wristbands provide you with access to any of the amenities within the resort.  All guests using any of the amenities must always wear THE TR wristband, regardless of age.   Wristbands are complimentary with any overnight reservation limited to the total guest count on the reservation.  Additional wristbands may be purchased at the Clubhouse.  The Retreat Wristbands Day Pass: $20/ day per person.  Everyone must wear a The Retreat RV & Camping Resort wristband at all times. There will be no exchanging of names or wristbands.

Day Use: The Retreat RV & Camping Resort is open for ‘Day Use’ and use of amenities daily between. 10:00 am – 11:00 pm.  Day use access is not guaranteed and will be based on occupancy and availability.  All Day Use Visitors must check in at the Concierge Desk located in The Clubhouse prior to entry.  All Rules and Regulations apply do Day Use guests.  

The Day Use entry fee is: $25/day per person and comes with an Activity Wristband and grants you access to all of the common amenities, activities, and public events.  Private events are excluded.  Day use guests are not permitted to occupy or park on any campsite.  Please utilize the picnic tables & parking spaces located throughout the resort that are available for general use. 

RV Check In: 12:00 pm  Check Out: 11:00 am

Late Check-In:  Late Check-In:  If you are going to arrive after hours, please notify resort staff before 8:00 pm.  Payment must be made in full prior to arrival, and our resort staff will email/call you with instructions on how to access your site.  If you arrive after office hours, please check in at the office before 10 a.m. the following morning.

The max length stay for an RV site is 6 months (max 180 days).  Any reservation or stay longer than 30 days will be subject to our Extended Stay rules, policies, and procedures. (See Extended Stay)

Extended Stay Program: Monthly rates are based on a 30 day stay and payment is due in advance and are based upon the original occupants on the extended stay application.  Management approval is required for extended stays.  Guests over the age of 18 must complete a criminal background check once a year and must fill out and sign a Extended Stay Agreement.  Proof of RV registration and insurance is mandatory for all extended stays and is expected to adhere to our Extended Stay Program rules, policies, and procedures.   Tent camping and rentals do not qualify for a monthly rate. 

Occupancy: Only one camping vehicle is permitted per site.  In addition, two tents may be permitted on any site type when accompanied by an RV.  The maximum number of occupants per RV site is 10.

RV Age & Appearance Standards: RVs 10 years and older are acceptable, subject to the condition and appearance of the coach.  RV’s must be in good working order, RVIA (Recreational Vehicle Industry Association) Certified, and function as it was originally designed. In addition, all of its component’s shout be intact and not unsightly, free of damages, duct tape, repair tape, construction material, and excessive caulking. 

Any non-RVIA vehicles such as buses, box trucks, or storage trailers converted into a recreational vehicle must get management approval PRIOR to arrival.

Sewer: All connections require an airtight rubber seal ring. A sewer hose “donut” or “L” connector is required.  Dumping of any wastewater on the ground is strictly prohibited and will result in a violation and fine.

Tent campers must camp in their designated and assigned space/pad and shall maintain and keep the tent in a clean, orderly and sanitary condition at all times; and free of any hazard or condition which could affect the health and safety of the occupants or the general public.  The tent site must be free of trash/refuse while camping and must be disposed of before leaving the camping area and free of conditions which could tend to attract, harbor or breed insects, pests, or wildlife.

Check In: 12:00 pm  Check Out: 11:00 am

Occupancy: Occupancy per tent site is not to exceed 10.   Each site is allowed up to two (2) tents per campsite.  The max length of stay for tent camping is 7 days.   

The following shall not be permitted: Tents that do not fall within the definition or are generally known as an acceptable “tent”, tarps, those that are not portable or collapsible, those that are not made of canvas or nylon or comparable material, shelters or structures made of wood, cardboard, Vis queen, porous material.  Management has sole discretion to deem what is an acceptable “tent”.

Rentals: Check In: 4:00 pm Check Out: 10:00 am

Late Arrivals: If you are going to arrive after hours, please notify resort staff before 8:00 pm.  Payment must be made in full prior to arrival, and our resort staff will instruct you on how to access your rental. 

You are welcome to stay and use the facilities for the remainder of the day.  Late check-out is not available for cottages. Any late key returns after 10:00 am will be assessed at $25.00/hr.

Occupancy: Occupancy per cottage, tiny home, glamping tent, and covered wagon is not to exceed the unit’s occupancy limits for each rental type.
